Responsible Use Policy

DealAtlas provides commercial real estate debt intelligence to help brokers, capital advisors, lenders, and investors identify distressed and off-market opportunities. The data and tools we provide are powerful — and with that comes responsibility. This Responsible Use Policy sets out the standards we expect of every DealAtlas subscriber.

This policy supplements our Terms of Service. Violations may result in account suspension, termination, and legal action.

1. USE DATA FOR LEGITIMATE CRE BUSINESS PURPOSES ONLY

DealAtlas data is licensed for commercial real estate prospecting, deal origination, capital advisory, and related business intelligence activities. Permitted uses include identifying distressed or maturing commercial property owners for off-market outreach, researching property ownership structures for deal sourcing, building lender relationships and packaging loan submissions, and market analysis and portfolio monitoring for investment decisions.

You may not use DealAtlas data for personal, consumer, or non-CRE-business purposes of any kind.

2. RESPECT CONTACT DATA RECIPIENTS

Property owners and decision-makers whose information appears on the platform are real people running real businesses. When reaching out using DealAtlas-sourced contact information, you are expected to clearly identify yourself and your company, be truthful about your purpose, respect do-not-contact designations, honor opt-out requests, avoid misleading or high-pressure tactics, and limit outreach frequency to reasonable business communication norms.

Outreach that is deceptive, harassing, or retaliatory is a direct violation of this policy and may be referred to law enforcement.

3. COMPLY WITH ALL APPLICABLE LAWS

You are solely responsible for ensuring your use of DealAtlas data complies with all applicable laws, including TCPA, CAN-SPAM, FTC Telemarketing Sales Rule, state mini-TCPA laws, FCRA restrictions, and applicable state and local data privacy laws.

Ignorance of applicable law is not a defense. If you are uncertain about your compliance obligations, consult legal counsel before using DealAtlas data for outreach.

4. DO NOT MISUSE OR REDISTRIBUTE DATA

Your subscription grants you a limited license to use DealAtlas data for your own internal business purposes. You may not share, resell, license, or distribute DealAtlas data to unauthorized third parties; use it to build a competing database or service; create derivative datasets for redistribution; use it for AI or machine learning model training without written authorization; or scrape data beyond what your subscription permits.

5. PROTECT ACCOUNT CREDENTIALS

Your DealAtlas account is licensed to you and your authorized team members under multi-seat plans. You may not share login credentials with individuals outside your licensed subscription. You are responsible for all activity that occurs under your account. If you suspect unauthorized use, notify us immediately at security@dealatlas.com.

6. TRUE OWNER INTELLIGENCE™ — SPECIFIC GUIDELINES

DealAtlas's True Owner Intelligence™ feature pierces LLC ownership layers to surface the actual decision-makers behind commercial assets. This feature is provided for legitimate deal sourcing only. You may not use True Owner Intelligence data to conduct background checks for employment or personal purposes, harass or stalk individuals, or compile dossiers beyond what is necessary for a specific CRE business purpose.

All True Owner Intelligence data must be handled with the same care and discretion as any other sensitive business contact information.

7. REPORTING VIOLATIONS

If you become aware of another subscriber's misuse of DealAtlas data or the platform, please report it to misuse@dealatlas.com. We take all reports seriously and will investigate promptly.

8. ENFORCEMENT

DealAtlas reserves the right to suspend or terminate access to the Services for any subscriber found to be in violation of this policy, with or without prior notice depending on the severity of the violation. Egregious violations may be referred to law enforcement or regulatory authorities. We may also pursue civil remedies for violations that cause harm to DealAtlas, our data providers, or third parties.
